High-yield property sale through development

We turn property into new opportunities to grow capital.

More than a sale: turn your property into a portfolio of new homes.

Land security

New opportunities for property owners

The value of your asset need not be limited to today’s market sale price.

01

A limited pool of buyers

Selling a large commercial property means finding a buyer ready to invest significant capital in a single deal under uncertainty and instability.

02

Today’s value fixed

A traditional sale gives a limited financial result — the market price of the asset, with wartime risks priced in.

03

Lost growth potential

After the sale the owner no longer takes part in creating the added value that further investment of the capital can bring.

Traditional sale

One asset → One buyer → A fixed sale price

High-yield property sale through development

One asset → Residential development → Potential for capital growth

An alternative to a one-off sale is taking part in creating a new property portfolio.

The capitalisation-through-development mechanism

From one commercial asset to a portfolio of new residential property.

  1. Stage 1

    Valuation and choice of land

We value the commercial property and choose a land bank of matching market value with high investment potential for development.

  2. Stage 2

    Exchange of property

The owner hands over the commercial property and receives plots of land in ownership.

  3. Stage 3

    The investment agreement

Alongside the exchange, an investment agreement is signed for developing the land bank. It sets the division of the plots, the owner’s share in percent and in square metres of the project’s total sold residential area, the construction stages and how finished houses are handed over in exchange for the divided plots.

  4. Stage 4

    Construction and capitalisation

AL PARI REAL ESTATE organises the development project. The owner receives the share of finished houses set by the agreement in stages, for sale or other use, and hands over the divided plots in proportion.

One commercial property — a new portfolio of residential property with room for the value to grow.

The economics of the investment programme

From $5M of commercial property value to $18M of potential sale value of finished houses.

  1. 01 · Initial asset

    $5M

The market value of the commercial property handed over in exchange for the land asset.

  2. 02 · Land bank

    12.5 ha

Estimated land value is $4,000 per sotka (100 m²). Total value is $5,000,000.

  3. 03 · Residential project

    800 houses × 100 m²

Total sold residential area is 80,000 m².

  4. 04 · The owner’s share

    15% = 12,000 m²

The equivalent of 120 finished houses of 100 m² each.

Initial value of the asset $5M
05 · Potential sale value $18M

120 houses × 100 m² × $1,500/m².

3.6× Potential value ratio

A conditional illustrative calculation. The owner’s 15% share is only a parameter of this illustrative model, not the programme’s universal share. The number of houses, the built-up area, the timing and the sale prices depend on the parameters of the specific project.

Own capital. Reliable partners. Innovative financial solutions.

We build with our own funds. We sell with modern financial instruments.

AL PARI GROUP finances development projects with its own capital. Construction is carried out by reliable construction partners. Sales of the finished property are organised using innovative financial and investment technologies.

Financing and construction

01

Own financing of construction

The construction of residential complexes is financed from the own capital of AL PARI GROUP.

02

Reliable construction partners

AL PARI REAL ESTATE delivers its development projects together with reliable professional partners in the design, construction and fitting-out of residential property.

Selling the property

03

The innovative Trade-in programme

Buyers can acquire a new finished house by joining the “Trade-in of real property” financing programme. Under the programme the buyer sells an existing flat or house to the investment companies of AL PARI DEVELOPMENT, and the money is credited towards the new property.

04

Flexible terms of sale

Combining traditional sales channels, the Trade-in programme and the option of financing buyers from AL PARI GROUP’s own resources widens the pool of potential buyers and sets the stage for faster sales.

Own capital pays for construction. Innovative financial instruments help the finished property sell faster.

An investment model secured by land

Your capital is secured by a real land asset.

Receive finished residential property within a development project while keeping ownership of the land plots until they are handed over in stages under the investment agreement.

  1. Stage 1

    Land in ownership

In exchange for the commercial property the owner receives legally registered plots of land.

  2. Stage 2

    Contractual security

The investment agreement sets how the land is developed, how the plots are divided, the owner’s share of the finished residential area and the deadlines for performing the obligations.

  3. Stage 3

    Performance in stages

Construction and the handover of finished houses follow the agreed phases. Land rights are registered in line with the obligations actually performed.

  4. Stage 4

    Exchange for finished property

The owner receives the finished houses set by the agreement and hands over the corresponding plots in proportion, within the agreed mechanism.

A land asset today — finished residential property as the project is delivered.

Capitalising the asset and receiving funds in stages

Receive finished property and sell it without waiting for the whole project to be completed.

The investment model provides for construction in stages, the handover to the owner of an agreed share of finished houses and the option to sell them through a professional sales team set up at every construction site.

  1. Year 1

Construction starts and the first phases are delivered according to the agreed schedule.

  2. Year 2

Development continues, individual phases are completed and finished houses are handed over to the owner.

  3. Year 3

The next phases are completed, the rest of the residential area set by the agreement is handed over and the project is finished.

Construction completed

The share of finished houses handed to the owner

Sale / rent / held in ownership

01

An agreed construction schedule

The investment agreement sets the order in which the land bank is developed, the indicative completion dates and how residential property is handed over to the owner.

02

Handover of finished houses

Once the relevant phase is completed, the owner receives the share of finished homes set by the agreement, with title registered.

03

Finished property ready to live in

The owner receives completed houses with finishing, connected utilities and the agreed standard of landscaping.

04

Monetisation in stages

The houses received can be sold, let or kept as an investment asset.

3 years Indicative horizon of the project
from 10% The owner’s share of the finished residential area

There is no need to wait for all construction to finish before you start receiving profit and selling the finished property.

New opportunities for owners of commercial property

More ways to grow capital. More tools to realise it.

We combine the potential of residential development, AL PARI GROUP’s own investment capital and innovative financial technology to create added value for your property.

01

Potential for a multiple of capital growth

The chance to get much greater value from selling finished residential property than from a traditional sale of your commercial property.

02

Land security for the investment

Receiving a land asset in ownership, with the plots handed over in stages as the investment agreement is performed.

03

Financing by AL PARI GROUP

The residential complex is built from the group’s own capital, with professional construction partners involved.

Diversified property

Instead of one large commercial property the owner receives a portfolio of separate houses that can be sold individually.

Funds received in stages

The chance to receive finished houses, and the proceeds from selling them, before the whole residential complex is finished.

Faster sales thanks to Trade-in

A wider pool of buyers, thanks to buying their existing property and the option of financing the balance of the new home’s price.

Minimising wartime risks

Land plots cannot be destroyed by military action. Building and selling finished houses in stages lets the owner earn a profit and gradually recover the capital invested, while keeping the land security for the unperformed part of the investment obligations.

From one commercial asset to a new investment portfolio with the potential for a much greater financial result.

Individual investment solutions for property owners

We consider commercial property for the capitalisation-through-development programme.

AL PARI REAL ESTATE offers owners of commercial property individual terms for exchanging their assets for plots of land, with an investment agreement for a residential development project signed at the same time.

02 · Market value of the asset

03 · Legal status
Properly registered title and the ability to carry out the property exchange legally.
04 · Investment horizon
