High-Income Sale of Industrial Companies

We turn the value of industrial companies into structured growth of capital.

Capitalise your company through development. Turn the value of the business you built into an investment portfolio that generates income.

Capital, risk and new investment opportunities

Your company creates capital. But how much more must you invest to keep its value?

Owning an industrial company means more than earning a profit: it means constantly funding production, managing complex operations and taking investment risk.

01

Capital tied up in production assets

A large part of the owner’s capital is tied up in production. Even a profitable company does not let the owner free up capital without affecting current operations.

02

A constant need for new investment

Part of the profit the company earns goes not to growing the owner’s personal capital but to maintaining and developing production itself: modernising equipment, renewing production capacity, securing energy independence and more.

03

Production and operating risks

An industrial company depends on uninterrupted power supply, the availability of raw materials and stable logistics.

04

Staff shortages and an unstable market

Staff shortages, swings in demand and changes in the cost of production directly affect the company’s profitability and financial stability.

05

Military risks

Even a profitable business remains vulnerable to events that can lead to lost income, major losses and a fall in the company’s market value.

06

Constant management responsibility

An industrial company needs continuous management of production, staff, supply, contracts, financing and development. Even with a professional management team, the owner keeps carrying investment risk and making strategic decisions about the company’s future.

Your capital is already created. The next step is to turn it into new investment assets with the potential to grow in value.

How the investment programme works

Multiply the value of your company several times over.

Instead of locking in the company’s current market price, choose an investment model aimed at a considerably larger financial result.

  1. Stage 1

Valuation and agreeing the company’s value

AL PARI INDUSTRIES values the company, taking into account its production assets, financial results and prospects. After negotiations, we agree the company’s value and an individual investment model for its sale.

  2. Stage 2

Sale of the company and forming investment capital

The owner sells the company and receives in ownership a land asset of the agreed corresponding value. At the same time an investment agreement is signed that sets out the owner’s participation in the development project, their share of the finished property and how the investment model is carried out.

  3. Stage 3

    Creating additional value

AL PARI INDUSTRIES arranges the financing and delivery of a residential development project from its own investment capital, with professional construction partners. As construction proceeds, the value of the land asset turns into the value of finished property, and under the investment agreement a share of it belongs to the company’s owner.

  4. Stage 4

    Receiving money and multiplying capital

The owner receives in stages the finished property provided for by the investment agreement, which can be sold through professional sales channels. Proceeds from the sale go to the owner under the agreed sales model.

Building and selling in stages lets the owner start receiving money before the whole development project is complete.

The aim of the programme is not simply to sell the company, but to turn its value into a considerably larger sum of money.

Financial example of the investment programme

From $6M of company value to $26.88M of cash receipts.

An investment model with the potential to grow the starting capital 4.48 times.

  1. 01 · Starting capital

    $6M

The agreed value of the industrial company that the owner contributes under the investment programme.

  2. 02 · Forming the land asset

    20 ha

Estimated land value is $3,000 per sotka (100 m²). Total value of the land asset is $6,000,000.

  3. 03 · Investment project

    700 townhouses × 120 m²

Total area of finished residential property is 84,000 m². AL PARI INDUSTRIES provides the financing and organises construction, with professional construction partners.

  4. 04 · The company owner’s share

    20% = 16,800 m²

Equivalent to 140 finished townhouses of 120 m² each. The finished property is handed to the owner in stages under the investment agreement.

Starting value of the company $6M
05 · Cash receipts $26.88M

140 houses × 120 m² × $1,600/m². The owner’s gross receipts from selling the finished residential property.

4.48× Ratio of cash receipts to the company’s starting value
+$20.88M Excess of gross receipts over the asset’s starting value

An illustrative calculation. The number of houses, the owner’s share, the sale price and the timeline depend on the parameters of a specific project and the agreed investment terms. The calculation shows gross receipts before costs and taxes.

Financing and monetising the investment

We create additional value.

AL PARI INDUSTRIES finances the development projects of AL PARI DEVELOPMENT from its own investment capital, brings in professional construction partners and organises the sale of finished property using modern financial instruments.

Creating value

01

Financing from AL PARI INDUSTRIES

Residential complexes are built with the Group’s own investment capital. The company’s owner does not have to fund construction, buy materials or support the production process of the development project themselves.

02

Professional delivery of the project

AL PARI DEVELOPMENT — part of AL PARI GROUP — organises the design, construction and commissioning of finished buildings with professional construction partners. Delivery of the project, coordination of contractors and organisation of construction are handled within the agreed investment model.

Monetising value

03

Professional sales organisation

A professional sales department is set up to sell the finished property. A mix of direct sales, agency channels and marketing tools reaches a wider range of buyers and ensures systematic sales of the homes.

04

Innovative financial instruments

The main driver of sales will be the “Trade-in of real property” programme, which lets buyers use their existing property to buy a new home. Under the programme, AL PARI DEVELOPMENT buys the old property, its value is credited towards the price of the new home, and AL PARI INDUSTRIES companies finance buyers for the balance on flexible payment terms similar to state financing programmes.

05

Receiving money in stages

When individual construction phases are complete, the company’s owner receives their share of the finished property under the investment agreement. Selling the property they receive lets them turn the investment result into cash gradually, without waiting for the whole development project to finish.

The own capital of AL PARI INDUSTRIES delivers the project. Professional management and sales tools create opportunities to multiply and monetise the capital of the company’s owner.

Investment guarantees

Your investment is backed by a real asset, and its return and the payment of investment income by an investment contract.

The investment programme provides a guarantee in the form of land you receive in ownership, and a legally fixed mechanism for receiving investment income and getting the investment back through staged handover of finished property.

01

A land asset in your ownership

In exchange for the industrial company, the owner receives legally registered land plots at a price equivalent to the company’s value. The land stays in the owner’s ownership until the terms of the investment agreement are met.

02

A legally defined investment model

The investment agreement sets out the owner’s share of the property built, the parties’ obligations, the project timeline and how finished properties are handed over.

03

Obligations met in stages

Construction proceeds in separate phases to the agreed schedule. The handover of land plots and the registration of rights to finished property follow an interlinked mechanism.

04

Control kept over assets not yet handed over

Until the relevant investment obligations are met, the owner keeps ownership of the land plots.

05

Receiving property

The result of performing the investment agreement is that the company’s owner receives the agreed number of finished residential properties with ownership registered, and their later sale by the professional sales department.

Your capital is not limited to a right to future income. The investment model provides a real land asset and staged receipt of finished property.

Schedule of capitalisation and return of investment

Receive investment income in stages, without waiting for the whole project to finish.

The investment model provides for staged construction and sale of finished property, which lets the company’s owner gradually turn investment capital into cash.

  1. Year 1 — launching the investment project

Signing the investment agreement, preparing the land, obtaining the necessary permits and starting construction to the agreed schedule. AL PARI DEVELOPMENT organises the construction work and prepares for the sale of finished property.

  2. Year 2 — the first cash receipts

As the first phases are built, the company’s owner receives the share of finished homes set by the investment agreement. The professional sales department organises their sale, and the proceeds form the owner’s first cash receipts.

  3. Year 3 — scaling cash receipts

The next construction phases are completed and the agreed share of finished property is handed to the owner and then sold, steadily increasing the cash received to date.

  4. Completion of the investment project

Once the investment agreement is fulfilled, the owner receives the whole share of finished property provided for by the contract. Its sale forms the total financial result of the investment programme.

Your capital works to create new value, and the staged delivery of the project lets you gradually turn it into cash income.

New investment opportunities for owners of industrial companies

More than selling a company. New ways for your capital to work well.

We combine the investment potential of residential development, the own capital of AL PARI INDUSTRIES and the professional capabilities of AL PARI DEVELOPMENT to make your capital work well.

01

Potential to multiply capital

A chance to receive cash that is several times the industrial company’s current value by taking part in the investment programme.

02

Investments protected by a land asset

Land plots in your ownership at a price equivalent to the company’s agreed value. Legally fixed investment obligations, with finished property handed over in stages.

03

No need for additional investment

Construction is financed by the investment capital of AL PARI INDUSTRIES. The company’s owner does not have to invest any extra money in construction or in organising the development project.

04

Freedom from running an industrial business

Selling the company lets the owner hand further management of production to a new owner and focus on investment income instead of daily operating tasks.

05

Less dependence on production and military risks

Turning the value of an industrial company into an investment land asset reduces the dependence of the owner’s capital on the risks of production stoppage, equipment damage, energy constraints and unstable industrial markets.

06

Staged return of capital and income

The owner can gradually monetise the investment result by selling finished properties, without waiting for the whole residential complex to be completed.

07

Professional monetisation of the investment

AL PARI DEVELOPMENT organises the sale of finished property through professional sales channels, the Trade-in programme and tools for financing buyers. This widens the range of buyers and creates extra opportunities to receive cash faster.

From constantly funding and managing production — to investment capital with the potential for multiple growth and staged cash income.

Individual investment solutions for company owners

We consider industrial companies for the high-income sale programme.

AL PARI INDUSTRIES offers owners of manufacturing and mining companies an alternative way to sell the business, with the chance to multiply its value several times by taking part in the development projects of AL PARI DEVELOPMENT.

Industrial sectors
Food and processing industries, building materials, metallurgy, metalworking, mechanical engineering, woodworking, light industry, mining and processing of mineral raw materials, and other sectors.
Company value
We consider companies worth $500,000 or more. The company’s value is set individually, taking into account its production capacity, financial results, tangible assets and prospects.
Financial and production condition
Operating profitable companies, production complexes with spare capacity, and businesses with prospects for modernisation, expanded output or entry into new markets.
Legal status
A clear ownership structure, properly registered rights to production assets, land, equipment and the necessary permits. The possibility of legally formalising the sale of corporate rights or an agreed property complex.
Readiness for the investment model
The company’s owner is willing to consider receiving investment income instead of a traditional one-off cash payment. The indicative programme horizon is three years. The owner’s share, the timing and the way income is received are set individually.

How a proposal is reviewed

  1. Presenting the company

The owner provides general information on the company’s activity, production capacity, financial indicators, asset base and expected value.

  2. Valuation and agreeing the value

AL PARI INDUSTRIES analyses the company, establishes its investment interest and agrees with the owner the possible value and structure of the sale.

  3. Forming the investment proposal

We select a land asset of the corresponding agreed value and develop an individual financial model for the owner’s participation in the development project.

  4. Agreeing and signing the deal

We set the terms of the company’s sale, the transfer of land assets, the owner’s share of the finished property, the project timeline and how investment income is received.

Every company gets an individual investment proposal with the potential to multiply capital several times over.
